How we compared them
We took every entire-home listing on Airbnb in the West Palm Beach area that takes 12 or more guests and advertises a pool with something beyond it in the yard, and kept the eight that a group of friends or a family reunion would realistically shortlist. For each we recorded, from the public listing only: guests, bedrooms, beds and bathrooms; the rating and review count; whether the listing names a heated pool, hot tub, sauna, cold plunge, mini golf, fire pit, outdoor movie setup, pool table, pickleball court or meditation space; what it says about the drive to downtown; and Airbnb's displayed total for a three-night weekend at 12 adults. An amenity the photos suggest but the listing does not name is counted as absent. Everything was checked on September 18, 2026 and is linked so you can check it again.
We did not score anything. A table of yes and no next to a price is more useful than a number we made up, and the right house depends on what your group is for, which is the last section.

What each house is best for
The honest version. Where another house beats ours for a particular group, it says so.
A group of 8 to 12 that plans to stay in and use the yard, and wants the full sauna, cold plunge and hot tub circuit. The only house in this set with all three.
Three bathrooms for 12. Pool heat is $75 a night. No pickleball. The sauna, cold plunge and hot tub are the house: a 6-person Redwood Outdoors cedar sauna, a cedar-barrel cold plunge with its own chiller that holds 39°F, and a 6-seat Master Spas hot tub with 40 jets, laid out to be used in sequence. There is also a 7-hole mini golf course built with real slopes and terrain, an 8-foot billiard table in a game room that opens onto the patio, an indoor meditation room, and a yoga deck over the pool with mats and sound bowls.
The group that wants the longest amenity list in West Palm Beach and is not choosing on price. If a golf simulator or a gym matters, this is the house.
Where it beats us: Two saunas, a golf simulator, a gym, an arcade, and the house sits on the lake with dock access.
A group that wants to walk to downtown and the Intracoastal, and values bathrooms over backyard toys. Ninety reviews at 4.99 is the deepest track record in this set.
Where it beats us: Five bathrooms, two poolside cabanas with their own bathrooms, and a 5-minute walk to Flamingo Park with downtown a mile away. Putting green rather than a mini golf course. No hot tub, sauna or cold plunge.
A group of 14 to 16 that needs the extra beds and does not mind being in Lantana rather than West Palm Beach proper. Guests call it spotless, repeatedly.

A bachelorette group that cares most about the look of the place and the neighborhood, and does not need a hot tub or games in the yard.
Where it beats us: A gated historic estate with a main house and two cottages, designed for women's trips, in Old Northwood with Northwood Village a bike ride away. The listing's spec row says 4 bedrooms and 4 beds for 12 guests; its description says 6 bedrooms across the main house and two cottages, and lists the pool as shared. No open weekend came up in the three we checked, so no price is quoted.
What a weekend actually costs
For the same three nights in November at 12 adults, the cheapest West Palm Beach house in the table was 6BR Beach Resort-Style Game House | Heated Pool at about $1016 a night on Airbnb, and the most expensive was the lakefront sauna house at $1423. Our house booked that weekend at $1157 a night, which is $96 per person for 12.
Two things the sticker price hides. First, Airbnb's total includes its service fee, usually around 14 percent of the stay, which a direct booking does not carry. Second, the per-person figure depends on how many people the house actually takes, so a 16-guest house at a higher nightly rate can come out cheaper per head than a 12-guest house, if you really are 16.
How to choose
Start with the count and the bathrooms. Twelve people sharing two bathrooms is a different weekend from twelve sharing five, and no amenity fixes it. Then decide whether the group will stay in or go out. A house ten minutes from downtown with a full yard suits a group that plans to be home by nine and up early; a house a mile from Clematis Street suits a group that will be out until two. Then, and only then, the yard: whether you want a sauna and a hot tub, whether the cold plunge matters to anyone, whether pickleball is a must. The table answers all three without an adjective in it.
